Steps to Selling Real Estate

Selling a property is a major life decision and we do not take that lightly. From having all of the stakeholders and family buy-in, to understanding timing and the market, to understanding comps of what has sold and what is available it is an intimate process and you have to have the right broker and partner to help you through the process. Once we have gone through these steps with our clients, here is a high-level guide to the process of getting your property listed and what it entails. 
 

Contracts & Disclosures

It is important to have all of the contracts in place with your broker so that both parties can set the expectation of what to expect and how to work with one another. Here are the forms that need to be agreed upon and signed right off the bat: listing agreement, exclusive-right to sell agreement, seller's property disclosure, and square footage disclosure.
 

Inventory

This is often the most personal and most complicated aspect. Over the years we all collect hundreds of belongings in our homes and it can be a lot to determine what stays and what goes. We work with you to determine what furniture, artwork, and personal items will be included in sale. We then put together a list to be agreed upon by owners. And finally, we will help with the logistics of packing and shipping the items you decide to keep.
 

Staging

Just like dating, first impressions are crucial. Leah is a certified stager and we will help determine how to put your home in the best light. This can be as small as flowers or as big as a new paint job and some furniture from our personal warehouse. This is often where we set ourselves apart; no detail goes unturned. 
 

Cleaning

We have a number of professionals we work with in the valley to get your house bright and shiny. From windows, carpets, and general cleaning we will handle all the logistics to get your home ready for marketing and showings. 
 

Photos/videos

A large majority of our business now comes from online and social. With this in mind it is important that we make a mutual investment to get all of the photos and videos we can to be shared over email, web, and social. We work with a few local photographers who help set us apart and come at your property through the most creative angle. 
 

Inspection

Once we have your home under contract, it is important that no one is caught by surprise. We have local inspectors look at mechanical rooms and the house in general so we are prepared on any push back from a buyer.
 

Document Gathering

Most of us throw out the manuals to our TVs and electronics as soon as we open the package. This can often be the case for documents you gather regarding your house over the years. Luckily we have sold in almost every neighborhood and have personal relationships with the Homeowner Associations so we can do a lot of the heavy lifting on our own. But we will also work with you to get the most up to date floor plans, building plans, plat map, and private memberships, etc.
